Who can get a Wisconsin salesperson license
Most people call it a real estate agent license. In Wisconsin it is a salesperson license, and it lets you work for a licensed broker. Opening your own brokerage is a separate broker license.
The Wisconsin Department of Safety and Professional Services says you need a 72-hour course from an approved provider, finished within four years before you apply, or 10 semester credits in real estate or real estate-related law. You also have to pass the Wisconsin salesperson exam.
If you have an arrest or conviction, the department asks you to report it, and a lawyer reviews your records. Report it early so it doesn’t slow your application.
The steps, in order
- Take the 72-hour course. Pick a provider from the department’s approved list. You need to apply within four years of finishing it.
- Reserve your exam with Pearson VUE and pay $65. Wisconsin only requires the state exam, and your passing score is good for one year. Report to the test center 30 minutes early. The exam has 140 scored questions and you get 4 hours. You need a scaled score of 75 on a 0 to 100 scale, which is not 75% of the questions.
- Find an employing broker. You have to work with your employer to complete the state’s Form 812, and you upload it with your application.
- Apply in the state’s online licensing system. Enter your education and exam information, upload your proof of passing the exam and Form 812, and pay the license fee, which is $75 on the state’s fee list.
- Get your license. The department reviews your application and issues your license.
Track your deadlines
Your passing exam score is good for one year, so apply in that time. Your course has to be finished within four years before you apply. Every salesperson license renews by December 14 of an even-numbered year.

Choose the employing broker who will complete Form 812 with you
During the 72-hour course, meet brokers in the market you intend to serve. Ask how the office turns exam preparation into practical help with a buyer consultation, offer and closing, and what that support costs.
Your employing broker helps complete Form 812 for the license application. Arrange that handoff before applying, and compare the written commission agreement with recurring office and transaction charges. Confirm license issuance and the broker affiliation before beginning client work.
Set up your Wisconsin agent business
Register the business and organize payments
Set up your business records and registration alongside the employing-broker agreement. Confirm the entity and commission-payee details permitted for your services, then follow the Wisconsin LLC guide for an LLC structure. ZenBusiness can prepare the filing after those decisions are settled.
Arrange errors and omissions (E&O) insurance
Include E&O in the cost of joining the office. Request E&O quotes from Simply Business for your real estate services and compare coverage limits, deductible and insured parties with the broker’s arrangement. Keep the selected policy information and reporting process with your transaction records.
Keep business records from day one
Store Form 812, your course certificate and exam result as one application file. Add the December 14 renewal deadline and the education rule for your first issuance date, then track tuition and brokerage expenses in your business ledger.
See Wisconsin business registration and tax requirements for the wider registration and tax checklist.
Make the first consultation a practiced skill
Choose a local property and ask the employing broker to review the conversation you would have with a prospective buyer. Explain the next decisions, documents and inspection steps in everyday language. Use supervised appointments to improve that process, then follow up with useful information tied to the person’s plans.

Renew by December 14 of every even-numbered year
Wisconsin salesperson licenses renew every two years for $75. The deadline is December 14 of every even-numbered year, and the department emails you about four weeks before. A late renewal adds a $25 fee.
You need 18 hours of continuing education for each two-year license period: 12 hours of required topics and 6 hours of electives. The Real Estate Examining Board has to approve the course before you take it, and you send proof when you renew. If you get your first license after October 1 of an even-numbered year, you skip continuing education for that first period. Otherwise you need it for the period you are first licensed in. See the department’s salesperson page for the current course list.
