Who can get a Wyoming salesperson license
Most people call it a real estate agent license. In Wyoming it is a salesperson license, and it lets you work under a responsible broker. Opening your own brokerage is a separate broker license.
The Wyoming Real Estate Commission says first-time salesperson applicants submit fingerprints, pass the Salesperson I, Salesperson II and Wyoming Law courses, pass the national and state exams, and submit an application within 90 days of the last exam.
Already licensed in another state? Wyoming has an out-of-state route. You need an active license elsewhere, fingerprints, the Wyoming Law and Salesperson II courses, and the Wyoming state exam.

Prepare the responsible broker, insurance and application as one packet
Use Salesperson I, Salesperson II and Wyoming Law to start conversations with responsible brokers. Ask how the office will help you apply that material to a consultation and review your first transaction documents.
The application is due within 90 days of the last exam and includes proof of insurance. Have the brokerage agreement and coverage plan ready before the exams are finished. Compare the split with every office and mentoring charge, and agree who will confirm your active status before client work starts.
Set up your Wyoming agent business
Register the business and organize payments
Coordinate business registration with the responsible broker’s commission-payment process. Confirm the permitted structure and payee name, then use the Wyoming LLC guide for the LLC option. ZenBusiness can handle that filing while you assemble the remaining application documents.
Arrange errors and omissions (E&O) insurance
Request E&O quotes from Simply Business in time to obtain the proof needed for the application. Confirm that the proposed E&O policy meets Wyoming’s requirements and the responsible broker’s terms. Compare the deductible and insured services, then keep the coverage evidence with the exam and fingerprint records.
Keep business records from day one
Keep receipts for both exam portions and the fingerprint cards, rather than treating the exam as one payment. Set reminders for the applicable first renewal and later three-year education cycle, and include insurance and office charges in the operating budget.
See Wyoming business registration and tax requirements for the wider registration and tax checklist.
Choose coverage you can deliver consistently
Map a service area that fits your appointment availability and the responsible broker’s support. Practice a complete client consultation using an actual property, including the information that requires an inspector or other specialist. Build a reliable follow-up routine before extending your marketing into a wider area.

Renew every three years
Wyoming salesperson licenses renew every three years. Renewal costs $350 plus a $20 recovery fund fee, so $370 in all. The state’s fee rule also lists a charge for paper processing. Your first renewal on December 31 has an education exemption. Later renewals need 45 hours of continuing education: 24 required and 21 elective.
Wyoming’s current rules don’t require a separate post-license course for new salespeople.
