Who can get a Idaho salesperson license
Most people call it a real estate agent license. In Idaho it is a salesperson license, and it lets you work under a sponsoring broker. Opening your own brokerage is a separate broker license.
The Idaho Real Estate Commission says you finish 90 hours of approved education, pass the Pearson VUE exam, get fingerprinted and apply with a sponsoring broker.
Already licensed in another state? We couldn’t confirm a reciprocity route. Ask the Commission before you pay for a course.

Model your ongoing office, insurance and education bills, then compare that total with the commission you retain after brokerage deductions.

Choose a sponsoring broker and plan the first active renewal
The two 45-hour courses are a good time to meet sponsoring brokers. Ask how each office helps a new salesperson turn course knowledge into a first consultation and a complete transaction file. Compare charges on an agent-generated deal with those on an office referral.
Idaho’s first active renewal includes a 12-hour post-license course. Ask the broker which training will help with your intended work and place those classes on your calendar early. Confirm the license is active under the sponsoring broker before accepting clients.
Set up your Idaho agent business
Register the business and organize payments
Create a business setup plan that includes registration, banking and commission records. Ask the sponsoring broker to approve an eligible entity and payee arrangement, then use the Idaho LLC guide for the LLC option. ZenBusiness can handle that filing while you finish the exam and license paperwork.
Arrange errors and omissions (E&O) insurance
Get clear on professional liability protection during brokerage onboarding. Compare E&O quotes from Simply Business with the office’s E&O arrangement and check the covered work, deductible and claim-reporting procedure. Keep proof of your agreed coverage ready with the rest of your business records.
Keep business records from day one
Keep initial fees and future renewal expenses separate. The current renewal-fee holiday does not remove course tuition, brokerage charges or other operating costs; build your ongoing budget from the items you will actually pay.
See Idaho business registration and tax requirements for the wider registration and tax checklist.
Make a small service area your starting advantage
Choose a group of neighborhoods you can learn well and review their recent listings with the office. Practice explaining the documents, inspection choices and full ownership costs for a few properties. Then offer supervised showing or open-house help and turn interested visitors’ questions into specific follow-up conversations.

Finish your post-license course and renew every two years
Idaho licenses renew every two years. Since January 1, 2026 the state has a temporary renewal fee holiday for salesperson, broker, company and branch licenses. It has no announced end date and is not permanent free renewal. Initial and reinstatement fees are not waived.
Continuing education is two core courses plus 12 hours of electives. New agents also take a 12-hour post-license course before their first active renewal: 8 hours of fundamentals and 4 hours of electives.
