Who can get a Iowa salesperson license

Most people call it a real estate agent license. In Iowa it is a salesperson license, and it lets you work under a sponsoring broker. Opening your own brokerage is a separate broker license.

The Iowa Real Estate Commission says you need to be at least 18, finish a 60-hour prelicense course plus three 12-hour live courses, pass the PSI state and national exams, and apply online with a sponsoring broker’s recommendation.

Already licensed in another state? We couldn’t confirm a reciprocity route for salespeople. Ask the Commission before you pay for a course.

The steps, in order

  1. Take the 60-hour course. You need it finished before you can sit the exam.
  2. Take the three 12-hour live courses. Buying, listing and ethics.
  3. Pass the PSI exam. It costs $95 and has a national and an Iowa part.
  4. Request your criminal history check. It costs $51 and goes through Iowa public safety to the FBI. Don’t send it to the FBI directly.
  5. Apply online with a broker. Pay $125 and have your broker recommend you.

Track your deadlines

Iowa’s rules say your course work must be finished within 12 months before you apply. We couldn’t confirm the fingerprint validity window beyond the rules’ wording, so check before you book.

The U.S. Labor Department does not publish a Iowa pay figure we can trust: the head count is withheld or the numbers don’t add up. So we show national figures instead. Ask a few Iowa brokers what new agents in your area really make.

A useful entry budget includes the additional live courses, not just the exam and initial class. Ask an office to demonstrate how one completed sale is paid out, including its split and any charges for a lead or mentor.

Finish the additional courses and arrange the broker recommendation

Passing after the 60-hour course is only part of Iowa’s education route: the three live 12-hour courses also belong in your application plan. Meet sponsoring brokers while arranging those buying, listing and ethics classes.

Ask how the office will help you put each subject into practice. A supervised listing presentation or buyer consultation gives you something concrete to compare between brokerages. Confirm who will recommend you for the application and get the office’s split, monthly charges and referral terms in writing.

Set up your Iowa agent business

Register the business and organize payments

Use the time between the exam and completed application to organize the business side. Confirm the entity and payment arrangement with your sponsoring broker, then consult the Iowa LLC guide for an LLC setup. ZenBusiness offers filing help once you have selected the structure.

Arrange errors and omissions (E&O) insurance

Put professional liability insurance on your onboarding list with the broker recommendation. Request E&O quotes from Simply Business for real estate services and compare the deductible and coverage terms with the office’s arrangement. Ask how a potential claim should be reported so you have a clear process from your first transaction.

Keep business records from day one

Keep receipts for all four course components rather than budgeting only the initial 60 hours. Add the criminal-history check and first-renewal education to your records so the whole entry and renewal cycle is visible.

See Iowa business registration and tax requirements for the wider registration and tax checklist.

Practice both sides of the appointment

Use the buying and listing courses as the basis for two rehearsals with your broker: a buyer’s first meeting and a seller’s pricing discussion. Choose actual local listings for the exercise. Focus on the questions you would ask, the documents you would need and the next appointment you would arrange.

Renew every three years

Iowa salesperson licenses renew every three years for $125. Renewing within the first 30 days after expiration costs $150.

Each term needs 36 hours of continuing education: 8 on law updates, 4 on ethics and 24 electives. Your first renewal is not exempt, and prelicense courses don’t count.
