Who can get a Kentucky sales associate license
Most people call it a real estate agent license. In Kentucky it is called a sales associate license, and it lets you work under a principal broker. Opening your own brokerage is a separate broker license that needs two years of experience first.
The Kentucky Real Estate Commission says you need to be at least 18, have a high school diploma or GED, finish 96 classroom hours at an approved school (or six college credit hours in real estate), submit fingerprints and pass the exam.
Already licensed in another state? Kentucky has a reciprocal route that, according to the Commission’s materials, includes a Kentucky law course and a Kentucky law exam. Read the Commission’s page before you pay for courses.

Choose your principal broker before the 60-day application window
Meet principal brokers while completing the 96-hour program. Kentucky’s application deadline is 60 days after passing, so the exam should not be the starting signal for your brokerage search.
Ask each office who supervises the first contract and how new sales associates get practical client experience. Compare the written commission terms with the cost of any mentoring. Plan the 48-hour post-license requirement with the broker once you activate, using the two-year deadline as a training schedule rather than a distant reminder.
Set up your Kentucky agent business
Register the business and organize payments
Decide how to organize your commission business during brokerage onboarding. Have the principal broker confirm the entity and payee arrangement allowed for your work. The Kentucky LLC guide explains Kentucky’s LLC setup; ZenBusiness can handle the filing if that is your chosen structure.
Arrange errors and omissions (E&O) insurance
Include professional liability coverage in the conversation about going active. Request E&O quotes from Simply Business for your real estate services, compare it with the office’s E&O plan and confirm the terms needed for your practice. Know your deductible and claim-reporting contact before taking on a transaction.
Keep business records from day one
Set aside course time and tuition for the 48 post-license hours. Record activation, business registration and brokerage charges separately, then review each commission statement to see the income left after those operating costs.
See Kentucky business registration and tax requirements for the wider registration and tax checklist.
Make your training useful to a real client
Choose a property type and a small area your principal broker already serves. Ask to shadow a consultation and the follow-up that comes after it. Practice asking about the client’s timing, financing and next decision, then offer a clear next appointment rather than a broad promise to find the perfect home.
