A Massachusetts microloan can require an established business
The word microloan describes a product, not an automatic opening for a brand-new company. MassDevelopment and Common Capital have different screens. Your first decision is whether the business has a trading record and whether the lender serves its operating address.

MassDevelopment: check the trading-history and document requirements together
The MassDevelopment loan menu requires at least 12 months actively operating for its microloan, a Massachusetts headquarters and a minimum personal credit score of 575. The checklist also requests two years of business and personal tax returns. If you have only one business tax year, ask how the team handles that situation before submitting.
The same page lists a lien on business assets and a personal guarantee. Its microloan ceiling does not mean every applicant can borrow that amount. Ask which documents establish your repayment capacity and whether a smaller purchase would produce a workable request.
For an owner replacing a work vehicle, keep the purchase invoice separate from the reserve for fuel, wages and insurance. The lender needs to see both the useful asset and how the business stays solvent while making payments. A vehicle that improves capacity will not necessarily produce collected revenue immediately.
Common Capital serves four western counties
Common Capital lends to businesses in Berkshire, Franklin, Hampden and Hampshire counties. Its published range is $1,000–$300,000, with startup costs among the permitted uses. Borrowers also receive business assistance and coaching.
A Springfield or Pittsfield business can ask about its intended project; a Boston address does not fit this particular geographic screen. Check the operating location before paying the listed nonrefundable application fee. Being incorporated in Massachusetts alone is not enough.
Common Capital says some loans may begin with interest-only payments. If offered, request the later principal-and-interest schedule too. Lower opening payments can help while a shop becomes established, but the business must eventually support the larger scheduled amount. Compare that transition with your sales forecast instead of judging the loan by month one.
For a pre-opening business, ask about startup lending explicitly
Common Capital is a possible inquiry route inside its four-county area. Outside that area, use the SBA microloan information to locate an intermediary and ask whether it currently funds startups in your community. Avoid sending a pre-revenue application into MassDevelopment’s established-business microloan screen.
Prepare a launch plan that distinguishes confirmed costs from estimates. A cleaning business may need transport and supplies immediately but can defer a leased office. A food operator should price the proposed premises and equipment before assuming the loan can cover the entire opening.

Explain which approvals are already obtained, which are pending and what happens if opening is delayed. This is more useful to underwriting than a revenue projection with no connection to your opening schedule.
Equipment and premises call for a different comparison
MassDevelopment’s equipment product sits separately from its microloan offering. For a substantial purchase, ask the team which program suits the asset, its useful life and the amount required. Do not carry the smallest product’s eligibility assumptions into a much larger transaction.
Include SBA 504 financing in a discussion about eligible major fixed assets, or ask a 7(a) lender about a broader business project. Show all financing sources together so proposed collateral and owner contributions are not counted twice.
For example, a contractor buying a building and new equipment should obtain separate cost estimates for the property, installation and operating reserve. Ask who pays if installation exceeds the quote. A lender’s commitment to one portion of a project does not prove that the remaining costs are funded.
Compare commercial financing for an operating Massachusetts business
Massachusetts businesses with regular receipts can compare commercial lenders as another option. Evaluate what arrives in the bank account after fees and the amount withdrawn on each payment date. A quote is useful only when the business can support that schedule alongside its current debts.

Show the lender how this purchase changes the business
Build a one-page project summary around the specific benefit: an additional service route, a replacement machine or a move into premises. Include the current bottleneck and the evidence behind any expected sales increase.
- Identify the operating county and the relevant lender product.
- Bring tax returns, current accounts and an explanation of missing trading history.
- List existing asset liens before offering the same security again.
- Show the balance left after the owner contribution, including opening reserves.
When comparing quotes, use the loan structure comparison to distinguish a fixed term loan from a revolving facility. Confirm whether repayments start at closing or after a later disbursement.
