Who can get a Nebraska salesperson license

Most people call it a real estate agent license. In Nebraska it is a salesperson license, and it lets you work under a broker. Opening your own brokerage is a separate broker license.

The Nebraska Real Estate Commission says you need to be at least 19, finish 96 hours of approved education, apply with a fingerprint background check, and pass the exam with 75%.

Choose a broker and reserve the 180-day post-license course

Use the required courses and Commission application period to identify the office you want to join. Ask how a new salesperson gets supervised practice with a buyer meeting, offer and transaction file.

The 12-hour post-license course is due within 180 days of licensing. Pick a workable class date before appointments crowd the calendar. Compare your broker’s mentoring support and office tools with the total cost of joining, and agree who will confirm your active status after the original-license payment.

Set up your Nebraska agent business

Register the business and organize payments

Set up your business administration alongside the broker affiliation. Confirm an eligible entity and commission-payment arrangement, then use the Nebraska LLC guide to review the LLC steps. ZenBusiness offers filing help once the structure and payee name are settled.

Arrange errors and omissions (E&O) insurance

Make E&O part of your ongoing business plan: the active-renewal requirements above include verified coverage. Compare E&O quotes from Simply Business with the office’s policy, including the services insured and deductible, and confirm any licensing requirements before choosing. Keep the evidence of coverage easy to retrieve.

Keep business records from day one

Track the application, exam and original-license fees separately so none is mistaken for the total cost. Add the 180-day course and later education and insurance costs to your operating calendar.

See Nebraska business registration and tax requirements for the wider registration and tax checklist.

Learn to guide a client through the next decision

Ask the broker to help you prepare a consultation around an actual property in your chosen market. Practice explaining what the buyer needs to learn from the seller, inspector and lender. End the conversation with a specific appointment or document request, then build that follow-up habit into your daily work.
