The standard exam, license and fingerprint-processing fees total $499: $100 + $350 + $49. Add course tuition and the fingerprint provider’s separate rolling/service charges. Who can get a California salesperson license

Most people call it a real estate agent license. In California it is a salesperson license, and it lets you work under a licensed broker. A broker license is a separate license with more courses and experience.

The California Department of Real Estate says you need to be at least 18 and honest and truthful. A criminal conviction can lead to a denial. You don’t need to be a California resident. There is no experience requirement. If you have a record, gather the court paperwork before you pay for courses.

California has no automatic license reciprocity. Out-of-state applicants must qualify and pass California’s examination, but DRE may accept qualifying college coursework completed elsewhere; do not assume every course must be repeated. California State Bar members are exempt from the college-level course requirement with proof of admission. Out-of-state education and licensing rules.

The steps, in order

  1. Finish three college-level courses. You need Real Estate Principles, Real Estate Practice and one course from the state’s list, such as Real Estate Finance, Legal Aspects of Real Estate or Property Management. Take them at an accredited college or at a private school the state has approved. Continuing education doesn’t count. See the state’s course list.

  2. Apply for the exam and pay $100. Apply through the department’s online licensing system with your course transcripts or certificates. Or file the exam and license applications together to save a step.
  3. Get fingerprinted. You may do this after applying for the exam or after passing. The state processing charge is $49; the provider’s rolling/service fees are extra. Follow the current Live Scan or out-of-state fingerprint-card instructions.
  4. Pass the exam. It has 150 multiple-choice questions and lasts 3 hours, and you need 70% to pass. Bring a valid government photo ID and arrive 30 minutes early. If you don’t pass, you apply to retake it for another $100.
  5. Complete the license application and $350 fee. If you applied for the exam only, submit the separate license application, fingerprints and fee within one year after passing. With a combined application, follow DRE’s remaining-document instructions. A responsible broker signs the working-license section; you can instead obtain a non-working license, but cannot perform licensed services without a responsible broker.
  6. Get under a broker before you work. You can hold a license without a broker, but a salesperson without a broker can’t do anything that needs a license. In California you need one.

Track your deadlines

Track the two-year exam qualification/passing window separately from the exam-only route’s one-year post-pass license-filing deadline. Your original license normally runs four years. Use the date on the issued license, and complete the applicable renewal requirements before returning to licensed work if it expires.

Compare broker support before putting your license to work

While completing Principles, Practice and your elective, arrange conversations with brokers serving your intended market. Ask to see the training for a buyer consultation and a listing file, including disclosure review and the route for urgent contract questions.

Compare the whole compensation agreement: your split, recurring office charges, transaction fees, marketing expenses and any paid mentoring. Request a worked example for a deal you bring in yourself. Before providing licensed services, use the state lookup to confirm that your license shows the broker you have joined.

Set up your California agent business

Register the business and organize payments

Coordinate business registration with your broker before ordering filings or branded materials. Ask which legal structure and commission-payee arrangement can be used for your licensed work; real estate entity eligibility needs to be settled first. The California LLC guide covers California LLC costs and administration, and ZenBusiness handles LLC filings where that structure is appropriate for the business being registered.

Arrange errors and omissions (E&O) insurance

Put professional liability coverage beside disclosure and contract training in your startup plan. Request E&O quotes from Simply Business, describing the real estate services you will actually provide. Compare that quote with the brokerage’s policy, including whose work is insured and the cost you would bear on a covered claim.

Keep business records from day one

Separate spending on education and licensing from spending to attract clients. Maintain a business expense account or ledger, keep brokerage commission statements, and have a tax professional help you plan reserves from your own net income.

See California business registration and tax requirements for the wider registration and tax checklist.

Learn one local transaction process thoroughly

Start with a manageable property type and service area. Ask the office for a supervised walkthrough of the documents used there, who supplies each disclosure and how the buyer’s investigation is scheduled. Follow one sample property from listing to closing so you can explain the process naturally when a prospect asks what happens next.

Plan your first renewal: 45 hours of continuing education

California salesperson licenses renew every four years for $350, or $525 if you renew late. Your first renewal needs 45 hours of approved continuing education. That includes four separate 3-hour courses in ethics, agency, trust fund handling and risk management, a 3-hour fair housing course with a role-play part, a 2-hour implicit bias course, and at least 18 hours of consumer protection courses.

Later renewals also need 45 hours: a 9-hour survey course covering the seven required topics, or separate courses on each, plus at least 18 hours of consumer protection courses.

California agent questions

How much does it cost to get a California real estate license?

Standard exam, license and fingerprint-processing fees total $499: $100 + $350 + $49. Add required-course tuition, the fingerprint provider’s rolling/service charges and any exam retake or rescheduling fees. Brokerage and other business costs are separate.

How long are the California courses?

You need three college-level courses, and each approved course is at least 45 hours. The courses are Real Estate Principles, Real Estate Practice and one more from the state’s list.

How many questions are on the California exam?

150 multiple-choice questions in 3 hours. You need 70% to pass.

Can I work with clients as soon as I pass?

Passing alone does not authorize practice. DRE must issue the license and you must have a responsible broker before performing licensed acts. A combined exam/license applicant need not file a second original application, but must satisfy any outstanding issuance requirements.

How long does a California license last?

Four years. Renewal costs $350 and needs 45 hours of continuing education.

I’m licensed in another state. Do I retake the exam?

You must pass California’s exam and satisfy its requirements because there is no automatic reciprocity. DRE can accept qualifying out-of-state college courses, so prior education need not always be repeated. Out-of-state residents also submit the required consent-to-service-of-process form.

Does this cover opening a brokerage?

No. This guide is for a salesperson working under a broker. A broker license has its own courses and requirements.
