Residential property management firms employed 548,505 people in 2025, up 2.0% from 2024That’s 11.9 payroll jobs for every 1,000 renter households in the U.S. Florida has the most (23.0) and Alaska the fewest (4.7).

Short answer: Property management is a big small-business field. Most firms that manage homes and apartments for owners are small, and 77.1% of all property management businesses have no employees at all. This page shows, for every state, how many people work at residential property management firms, how that compares with the number of renter households, what managers earn and how fast the work grew over the past year.

Property management jobs per 1,000 renter households

This measure compares payroll jobs at residential property management firms with the number of households that rent. It is not a count of managers per renter: many landlords manage their own units, and these firms also run condo and co-op associations and vacation rentals, which have nothing to do with renters. Use it as a rough read on how much of a state’s rental and condo market is handled by professional firms.

The federal industry code for these firms covers apartment managers, condo and co-op managers and resort or vacation property managers. States with many condos or vacation homes can rank high even if their share of renters is average. Across states, the share of households that rent is only loosely related to this measure (correlation 0.22). States where renter households grew faster from 2019 to 2024 tend to have more of these jobs per renter (correlation 0.57), but the data can’t say why.

Nationally, jobs rose 2.0% in 2025 while the average number of business locations rose from 77,238 to 79,466. Average weekly pay at these firms was $1,284. In the first quarter of 2026, jobs were +0.9% from the first quarter of 2025. Single-quarter changes in small states can be large and can reflect firms being reclassified, so the annual figures are the better guide.

Things that move these numbers include new apartment construction, how many owners hire a manager instead of doing it themselves, consolidation among management companies and the cost of insurance and repairs. The data here can’t separate them.

What property managers earn

BLS publishes pay for salaried property, real estate and community association managers (occupation 11-9141), wherever they work. The national median was $69,990 in May 2025. State medians ranged from $47,760 in Arkansas to $119,320 in Washington. Average weekly pay for all workers at residential property management firms, including maintenance staff and leasing agents, was highest in Massachusetts ($1,742), District of Columbia ($1,631), New York ($1,531) and lowest in West Virginia ($851), Mississippi ($918), Idaho ($942).

  • Payroll jobs and pay: BLS Quarterly Census of Employment and Wages (QCEW), NAICS 531311 residential property managers, private ownership, annual averages for 2024 and 2025 and the Q1 average of monthly employment for 2025 and 2026. All 50 states and D.C. were published for this industry.
  • What the industry includes: per the 2022 NAICS index, firms managing residential real estate for others, including apartment managers, condo and co-op managers and resort or vacation property managers. Commercial property managers (531312) are excluded from the job counts.
  • Businesses with no employees: Census Nonemployer Statistics 2023, NAICS 53131 (residential and nonresidential property managers; Census doesn’t split them at this level). No-employee share = nonemployer businesses ÷ (nonemployer businesses + employer establishments in 531311 and 531312, County Business Patterns 2023).
  • Renter households: Census American Community Survey one-year estimates, table B25003, 2019 and 2024. ACS figures have margins of error, which matter most in small states.
  • Manager pay: BLS Occupational Employment and Wage Statistics, May 2025, occupation 11-9141. It covers employees only, so self-employed managers are excluded, and it includes managers outside property management firms.
